My home 5151 S. Massasoit floods
« on: July 24, 2010, 02:12:48 PM »
My home at  5151 S. Massasoit floods for second time in 2 months  :(

I have some cracks in the foundation and thats where water normally come in but this time the sewer backed up. Water got as high as three feet. The power in this area sometimes goes out so even with a sump pump many of my neighbors had trouble. The least i heard on my block was just minor seepage and the worst was over 3 feet in a finished basement. Another went on a well deserved vacation and is being called back. He had a relative watching the house and taking car of the pets which were penned in the basement.

Unfortunately I also discovered a roof leak above the foyer that damaged the ceiling. A very strong storm came through a couple weeks ago and i suppose weakened the roof in that area. This is all going to be very expensive to fix. A few other things piling up on me at same time  and not to happy right now :(..... but i could have it worse. Lots of people across the country are in trouble out there right now and many with families. I might not have a job or any money to throw around but at least it's only me i have to take care of.

It's becoming a regular problem. Now they are trying to blame the valves they installed in the storm drains but it seems fishy. Last time we had this problem (Mt. Greenwood) they had dug up a main culvert and the water had nowhere to go. Of course you wouldn't know that unless you knew somebody with the district. Makes me glad I added a second story instead of building out the basement. Tool if you need any advice pm me. I do quite a bit of storm damage work.

Tool, did you see the video on the news of the Ike and 294? I got lucky I've got a garden unit and we got only a tiny bit of seepage.

Besides the fact I know of no storm water drainage systems with valves or flow control, they're all gravity systems with the intent of getting the rain water outa the area as fast as it comes in.  Maybe it's different over there, maybe you're in a really really really flat area and have some form of backflow valves to prevent water rising in a river from flowing backwards and up into the drainage systems?  All valves and system intakes and outflows are supposed to be inspected annualy I believe, again though this might differ in your state and part of the country.

They're restricting the water entering the storm drains. Not sure if it's just a reducer or if the flow can be modulated. All I know is when they're installed the street gets a good amount of standing water and it takes a while to go down.

All has to do with the Deep Tunnel project, they regulate the amount of storm water into the system so that they do not have to open the locks from the cal sag channel into lake Michigan...the nice thing about Chicago area is that all of our waste water heads south to the Mississippi, not into the lake system...at least it is nice for the great lakes people...southerners..not so sure ...
Also there are retention ponds here in oak lawn, they use valves to regulate the release from the retention ponds, the whole sewer system is dated to about the 1920's - next big MWDR project is revamping the storm drainaige system from Burbank south..This is the first year in about 10 years that our street corner has flooded, so there has been a lot of rain here, all the ground is soaked ,nowhere else for the water to go..

Any damages relating to the roof, and ensuing water damages should be covered on your homeowners insurance.

The groundwater in the basement is something that is usually not covered. The sewer back up may be if you have a  sump pump endorsement on your policy.

Just a thought that you may want to check with your homeowners insurance, im a property insurance adjuster, but know the ins and outs of many of the policys written by most carriers, prior to working as an adjuster, i did restoration work ( fires, wind, water etc etc....)

If i can answer any questions for ya let me know

Does anybody here remember when the city decided to install the crazy reverse cyclone sewers? Or maybe they weren't reverse but they slowed the rate the water went down the sewer and the entire city would end up under a layer of water.
