WOA,
SOmeone please make the headaches stop. Is buying your first house one gigantic headach after another? Seriously doing all of this and planning a PCS move accross the country with HALF my possessions, 2 children, 2 dogs, 2 cats and a wife is stressfull enough.........
my first lender fell through.....seems he's not able to write a loan in the state of Texas.

Best advice I've heard on anything in months....
but honestly I have a German Shepard and a Boxer/St Bernard, so the cats are relativly easier to move speaking of logistics only.

Been there, done that, Guns. Financed my first home (1st one I financed, not 1st one I owned) thru the Texas Veterans Land Board. I felt like one of those trained poodles jumping thru hoops at the circus.

HOA fees are different depending on the association. Mine you can pay monthly, small discount for 6 month payment and a better discount if you pay in full once a year. Rules are different depending on your Association too. Depends on what they wrote into there by-laws.

OK but the propery I'm looking into lists the HOA fees on the listing. they are $175 wich seems outragous if it's montly and cheap if it's yearly. I'm just curious if this seems normal. If it's monthly it puts the house out of my price range.

given the current availabilty of funds for home purchases you may want to look into a conventional mortgage. all the VA does is offer a guarantee to the lender that if you default they will pick up the mortgage. as with anything involving the gubment they tack on many conditions that increase the cost of selling the product and delay it's implementation. try and see if you can get one on your own. try this site http://www.refinancelibrary.com we have been using hemishere mortgage for our property investment needs.

Guns, don't go with a VA loan unless you can't afford a conventional loan. It will cost you a higher rate and is as you know, more paperwork intensive. You might want to check some online banks like etrade which charge a low fee and very competitive rates. If this is a PCS move and you expect to be PCS'ed again try a 5/1 ARM instead of a 30 year fixed. If you are going to move within the next 5 years why pay the higher rate for a 30 year fixed if you are not going to be there anyway? Do you know when your going to move after this?

Went through all of this myself about a year ago. Decided against the VA loan and went with a conventional lender. There is a lot more paperwork with the VA and sellers are often annoyed by the extra inspections and such as are required (This was an issue when we - as buyers - were competing with other potential buyers). Kinda sad when one of the perks for vets is not really all that useful (at least we get VA hospital benefits) :)
Anyway, good luck and remember when it's all done it will be yours and that is fairly nice thing.

Sorry Gun...HOA can be monthly. 175.00 sounds about like a 6 month deal. No idea tho. It is very frustrating. I did it a few years ago. My wife , bless her heart was ready to tell em to stick it. But we made it thru. after all is said and done , you'l lok back , a few hairs lighter , but very happy.

Thanks guys. SO I reapplied for another loan today through a LOCAL lender that my realter reccommended. Turns out he was a Marine as well so we got along great.
The only thing I didn't count on was that they can't include my wife's income in pre-qualifying because she won't have a job when we get there so that might hurt us a bit how much we are approved for.

bought my first thru va in 1972. i see things havent changed. but look at the bright side buying isnt as bad as selling.

Just found out I got approved for $150k I'm excited, now I just have to find a house. The lender said mine was the best drogetory credit explaination letter she's ever read.....military writing has finally paid off.

I wouldn't mind doing that at all, cept my kids are still kind of young and probably wouldn't have friends around to play with. I saw a nice 10 acre spread with a 5 bedroom house and a pool and a barn/workshop for 139.
After living in BFE I want to live at least close to city limits for a few years. When I get closer to retirment age that's what I'll be doing.

I just don't like the fact that there isn't much major shopping around here. Everytime my wife wants to go to walmart it costs me $20 in gas.
Its 8 miles to the west gate.....16 miles to the 14 freeway....and about another 20 or so to get to anything major.
For example yesterday I needed 1/8" sheet metal screws. Did the exchange have them????? NO!
I did not feel like driving 40 miles just to get 4 sheet metal screws.
It tends to be the little things that bug me.

Depending on how many homes are in the subdivision will sometimes effect the cost of the dues. Example: A Small one like mine we have 38 homes in our neighborhood and our dues are $650.00 which must be paid yearly. Another subdivision farther down the street has over 100 homes and theres are $100.00.
So as you can see depending on where its at..costs will vary. I pay a premium for a small neighborhood. I only wish it was gated..

From what I've seen the neighborhoods vary from $65-175 quaterly

Did my first house on a VA Loan.
Took a lil less than 3 Months from the time first seen the house until we moved in. Those extra inspections pays off too. I have a 5 bedroom, 2 Bath with 2 car garage. A single car Garage that is a workshop now. Inground pool 9 1/2 ft deep with a waterfall. Oh yeah and a pond out back with all kinds of fish, ducks, geese, frogs, turtles....you get the picture.
Pools are a biyatch to open and clean.

May I suggest you get an Italian Poolboy to keep ummmmm the a.....pool clean while yer at work? Also keep tabs on how many bottles of Sun Tan Lotion the wifey goes through.

Well mac I hope I have better luck. I have a little over 30 days till I need to move. I look at houses next week. Hopfully having the pre-approval done will save some time when it comes to closing.

It's booming right now. You'd make a killing in RV's here, there's lots of disposable income floating around.
Heck, I'll set ya up with 25 acres for $150K. I've got around 200 acres so I can spare a few.:)

Yes but as I've noticed property taxes make up for lack of state income tax.
Either way land is cheap and God aint makin any more of it.

The school property taxes can be high, but they are set locally. If people would quit voting yes on every bond election and it would drop. Our school just built a $1M athletic facility it didn't need and it bumped my taxes 2%.
The problem is only property owners pay tax, renters don't. You can argue that the cost is passed along, but it still is the burden of the property owner to pay the bill.

I can honestly say "I feel your pain" in this case.
We are in the midst of buying our first house right now, which is a VA foreclosure and its also nothing but headaches. Aside from having to replace most of the interior of the home, which the evicted owners thoughtfully gutted, we also had our first lender fall through. Two days prior to the original closing date we got a call from our agent's supervisor indicating that the original amazing rate that we had been offered had been based on the fact that she hadn't actually pulled our credit rating. Needless to say he, couldn't come up with another offer in 2 working days, and we'd stopped looking for lenders after we got the supercalafragilistic offer from their company, so we had to get an extension on the closing. Godwilling we will close on the 22nd, but we now have substantially less time and money with which to renovate before our move date.
Ah well, its generally only in the midst of adversity that we actually grow. ;)

My Uncle has a theory on all the hoops they make you jump through to geta loan for your first house.
He says they must do it jut to make sure you REALLY want to buy a house.
OR so it seems anyway.
When we bought ours we'd gone though all kinds of stuff and they asked all kinds of questions.
Finally it came down to explainnig why one credit card payment was made 3 days late.
Now if you knew my wife (she does the bills) she NEVER pays anything late and damn near has a breakdown if she cant send in the payment at least two weeks early. But records showed this one payment was 3 days late.
Why? neither of us knew as it was like 5 years earlier.
Finally she was dusgusted enough to say "look I dont remember why that bill was paid 3 #()%*# days late 5 years ago. If its going to come down to the one time I paid something late then take your loan and shove it.
Now either the info we provided is good enough to get the loan or its not. Make up your damn mind."
3 days later we were told the loan was approved

Wait till you sign all the papers then look at your signature on the first page. and the one on the last. if the one on the last looks anything like the one on the first you are indeed unique.
I know mine starrrted nice and neet and by the time I reached the last one the only thing that looked familiour is the first and last letters of my first and last name. everything else was just a scribble and has stayed that way ever since lmao

Got mine thru a VA loan. Couldnt have done the down payment without it. Was a few yrs back, and was fixed at 75, at 30yrs, but have since refinanced at 5.3 for 15 yrs. fixed. Yes..I will never go through it again!

That commercial makes me laugh now. I was reading the "good faith estimate" and these people try and charge you for everything.
What I think is criminal is when they charge you $60 twice for courior fees between the lender and the broker when both are located in the same buidling.
