The wife and I are just starting to look at options for a home near the in-laws..
The area is too low for a site built home...
Seems to be a big difference in construction technique and price between a manufactured and modular..
Any of you guys have any experience in these structures?
Any tips, suggestions or manufacturers to stay away from?
Home prices have driven the cost of these things to record prices...our luck..

How much time do you plan to spend there? Nice camper or rv?

I think a RV is a better idea. You can get huge ones and you can move them... I haven't used my rv in years but I have the peace of mind that if I had to I could hook it up to the truck and "move" in under an hour :)

My sister bought a modular,...came in 2 pieces, everything is great except when they joined them something went wrong and the floor wood expanded from condensation because of metal under it.... and that have a 3" rise in the floor across the kitchen where they joined and didn't fix it.
Also, they had to treat the metal under it in the crawl space because of condensation on metal parts
all depends on who you buy it from.

I have a modular I lived in for about 4yrs, then rented out for 5yrs and now family stays there when they visit. Never had to really do any work on it. The Condenser had some common thing go out that took the repair guy all of 10min to fix. And, I think rats have jacked up some of the duct work underneath... nothing difficult to fix. It's still sitting on cinder block "pillars" (rather than put a block foundation around it... I'm lazy and cheap).
I'm plenty pleased with it (2 halves, 3 bed 2 bath), especially considering the price. I would imagine the resale value is ridiculously low... but I bought it outright. Don't really care, got my moneys worth and then some.

We picked up a 5th wheel last September and have had it setup on the in-laws spare pad on his cleared 10 acres with sewer, power and water ...
We have been coming up here monthly since then to help them out and see what it would take to clear some of the 18 acres next to his property we are set to inherent one day..

Poor timing on our part as these things are at record prices...
Seems you can get a manufactured home built to modular specs..did you know that some of the old single wides used 2x2 for construction..now 2x4 or 2x6 are your choices along with 24 or 16 inch centers..
Insurance is ridiculous as are the devaluation of a manufactured home..
Appreciate any information or personal experiences in these units as I am not excited about this prospect yet as I think I should be..

River and beach front homes are often built on pilons as a thought if land is too low because of water events. That might hold it's value a bit better.

Ok, I cornfused myself again. Mine's Manufactured best I can tell. But, I do remember the guy talking about 2x4 construction. Regardless, I know of at least 3 others that appear to be the same model within 15mi.
