Launch the TE and click any of 3 checkboxes in the "navigation" part of the window or the Zones Tab and the program will crash.

1. Click Animation checkbox
2. Click Field Names checkbox
3. Click Entry Points checkbox

4. Click Zones Tab in upper right part of the window
Easy in-game again.

I didn't get a crash, but all the buttons stopped working.  I could still select terrain vertices, but that's it.

It's repeatable on my front end.

I was trying to set the options before loading or creating a new terrain so there was nothing for the options to work on.

1. Click Animation checkbox -- error at offset 0005a111
2. Click Field Names checkbox  -- error at offset 000175ed
3. Click Entry Points checkbox  -- error at offset 000415e6

4. Click Zones Tab  -- error at offset 00041bd1

Sorry I didn't make it clear.
Easy in-game again.
