 Remember I'm basing my statements on conditions up here in Jersey where the climate is about as reliable as the wind.
We can have brutal summers and winters and everything in between. So if your usually prone to milder weather in all seasons you may very well get longer life.

Alot can also depend on how you take care of it. Keeping it clean will help also. Let that pollen,leaves dirt etc stay there and it will help to hold moisture on the surface. which is of couse no good.

You dont have to be anal about it. Just keep it reasonably clean.
Cabot is an exellant choice and yes it is more expencive but its worth it in the long run. Cant expect ta get surf & turf if your only paying for fish & chips :)

When you go to the store tell em your a contractor and ask for the contractors discount. (which up here can be as much as $3.00 per gallon) Some stores want a buiness card  as proof.
Either grub a card from one of your locals or Email me with an address And I'll snail mail you a few of mine.
Should save a couple bucks anyway.

When your done save some of it for any touch ups you may come across over the years.
Stay on top of it and you should not haveto redo the entire thing as often.
Prep it well and you should do ok.

My Dad likes some of the new composite "fake wood" decking.  It is made from recycled fibers and can be painted.  Depending on which brand you get, you can get stuff with fake wood grain, any color, stuff that looks like wood, stuff that even accepts normal wood stains.  Some is porous, some has a non-porous finish.  It should last nearly forever.

Shop around for this stuff, because you might find a type that you like and it's way easier than the endless deck maintenance real wood requires.

Yeah, I have been checking out some of the fake stuff too.  Not sure which way I will go yet.

I do agree with Dred about Behr though.  I'll never use that crap again for anything.  Worst paint I have ever seen.  Sherwin Williams has held up the best here for me.
