Purchase a tube of Plumber`s valve and faucet grease. Costs less than 2 bucks. Put some of this on a Q-tip, push stick forward or to one side and slide the Q-tip under the rubber boot and spread the grease around on the ball. Problem solved. It will be as smooth as silk and it will out last lubes such as silicone, etc.
