WOA,
SOmeone please make the headaches stop.  Is buying your first house one gigantic headach after another?  Seriously doing all of this and planning a PCS move accross the country with HALF my possessions, 2 children, 2 dogs, 2 cats and a wife is stressfull enough.........

my first lender fell through.....seems he's not able to write a loan in the state of Texas.

Best advice I've heard on anything in months....

but honestly I have a German Shepard and a Boxer/St Bernard, so the cats are relativly easier to move speaking of logistics only.

VA Loans are not as easy as conventional types.

Sorry I'm just sore that I have to start all over with a new lender.  It's the last thing I need right now.

Been there, done that, Guns. Financed my first home (1st one I financed, not 1st one I owned) thru the Texas Veterans Land Board. I felt like one of those trained poodles jumping thru hoops at the circus.

Never used this guy, but I've heard a lot of good things about him. It's CTX Mortgage. The guy's name is Rodney Anderson. www.rodneyanderson.com

Quarterly in my experience(which is limited) check your Doc's

HOA fees are different depending on the association. Mine you can pay monthly, small discount for 6 month payment and a better discount if you pay in full once a year. Rules are different depending on your Association too. Depends on what they wrote into there by-laws.

OK but the propery I'm looking into lists the HOA fees on the listing.  they are $175 wich seems outragous if it's montly and cheap if it's yearly.  I'm just curious if this seems normal.  If it's monthly it puts the house out of my price range.

given the current availabilty of funds for home purchases you may want to look into a conventional mortgage.  all the VA does is offer a guarantee to the lender that if you default they will pick up the mortgage.  as with anything involving the gubment they tack on many conditions that increase the cost of selling the product and delay it's implementation.  try and see if you can get one on your own. try this site http://www.refinancelibrary.com we have been using hemishere mortgage for our property investment needs.

Guns, don't go with a VA loan unless you can't afford a conventional loan.  It will cost you a higher rate and is as you know, more paperwork intensive.  You might want to check some online banks like etrade which charge a low fee and very competitive rates.  If this is a PCS move and you expect to be PCS'ed again try a 5/1 ARM instead of a 30 year fixed.  If you are going to move within the next 5 years why pay the higher rate for a 30 year fixed if you are not going to be there anyway?  Do you know when your going to move after this?
